Second Partiea to promptly and fully comply with all conditions, ~
covenants and aqreementa contained herein. In the event Second
Parties fail to pay when due any aums of monay payable by virtu•
of this agreement within 1S days next after the same becomes due,
or if each and every agre~ment, etipulation, condition ancl cove-
nant of tt~is aqreement is not fully performed, complied with and
abided by, then the entire unpaid balance of this agreement
Shall forthwith and thereatter, at the option of First Parti~s,
bacome duf and payable and the eetate hereby craated in Second
Partiea shall cease, teraninate ancl be null and void. Furtherm~re,
this agraement shall, at the option~oP First Partiea, be forfeited
and ternainated and S~cond Parties shall forfeit all paymenta made
