covenants that the Premises are free and clear of all mortgages, liens,
encumbrances and judgments and of any and all claims of lien; that there
are no legal proceedings pending which could result in the Premises being
subjected to a iien, encumbrances or claim of interest adverse to NORT1~
TRAIL; that there are no delinquent taxes of any kind which constitute
or may constitute a lien aqainst the Premises.
3. iJORTH TRAIL agrees for the period of the aforesaid option,
that is for two ~years from tne date tzereof , not to mortgage, encum.i~er,
create or permit a lien to be claimed or filed against the Premises.
4. This agreement shall be binding upon the parties hereto
and their respective successors and assigns.
