SUBJECT TO and the grantor expressly reserves a perpetual ease- ment over and upon the West 50' of the above described property for the purpose of preservi~ to grantor, its successors in inter- est and assigns, access to•grantor's land immediately ~ontiguous ~ to the land conveyed herein to the grantee. ~ SUBJECT TO and the grantor expressly reserves a perpetual ease- ment over, upon and through that portion of the channel and its waters situate on the property described in Parcel B above for the purpose of preserving to the grantor, its successors in interest and assigns, free access over said channel and its waters and ingress to and egress from said channel to the Indian River and the Intracoastal waterway. The channel referred to herein is the same channel described in that certain Channel Easement Agreement executed on this date between grantor and grantee. The conveyance of Parcel A and Parcel B is further subject to easements, restrictions, reservations and rights-of-way of record and taxes accruing subsequent to December 31, 1971, and any right, title or interest of the State of Florida to include the Trustees of the Internal Improvement Fund. TOGEP~R with all tenements, hereditaments, and appu~tenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD the same in fee simple forever.
