WARRANTY DEED
THIS WARRANTY DEED, made the 30th day of November, A.
D. 1972 by HOYT C. MURPHY, joined by ii~s
w~`i~e, DOROTHY MURPHY,
hereinafter called the Grantor, to JOHN S. TIERNEY, JR., HELEN
CONSTANT and LYMAN B. CURTIS, as Trustees, whose post office ad-
dress is: 411 North Fourth Street, Fort Pierce, Florida 33450
, hereinafter called the Grantee: `
(Wherever used herein the terms "grantor" and
"grantee" include all the parties to this in-
strument and the heirs, legal representatives
and assigns of individuals, and the successors
and assigns of corporations.)
WITNESSETH: That the Grantor, for and in consideration
of love and affection and other valuable considerations, receipt
whereof is hereby acknavledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the Grantee,
all that certain land situate in St. Lucie County, Florida, to wit:
Lots 3 and 4, and the South 15 feet
of Lot 2, all in B lock 18 , of A. C.
DITTMAR'S SUBDIVISION, according to
the plat thereof on file in Plat Book
1, page 27, of the public records of
St.Lucie County, Florida.
~TOGETHER, with all the tenements, hereditaments, and
appurtenances thereto belonging or in anywise appertaining. ;
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee
' that the Grantor is lawfully seized of said land in fee simple; .
! that the Grantor has good right and lawful authority to sell and
~ convey said land; that the Grantor hereby fully warrants the title
~ to said land and will defend the same against the lawful claims of
~ all persons whomsoever; and that said land is free of all encum-
` brances, except taxes accruing subsequent to December 31, 1971. ,~r°.;
