excepting therefrom all rights of way for
drainage canals and public roads.
TOGETHER with the 1972-1973 citrus crop and
pump and well.
THIS IS A PURCHASE MONEY MORTGAGE.
Mortgagor covenants and agrees that he will at all
times properly fertilize, spray, water and irrigate,
; cultivate, care for and maintain in a productive
condition all of the grove naw on said property,
~ or hereafter planted thereon, in a husbandlike manner
~ as said groves are usually kept in St. Lucie County, ~
~ ~ Florida, and it shall be lawful for the Mortgagee, '
~ its successors and assigns, at all reasonable times
~ during the continuance of this security instrument ~
~ ' ~
to enter upon said premises for the purpose of in-
~ specting the condition of said grove. The pruning,
~ hedging or replacement of citrus trees shall not be
~ considered waste under the mortgage and the mortgagor
~ shall have full authority to rem~ve and replace citrus I
~ trees at any time. The failure to mainta~ the grove
~ encumbered by the mortgage in accordance with the
~ standard set forth in this paragraph shall constitute
~ a default in the mortgage if such default continues
~ for thirty (30) days after wr~tten notice from Mortgagee
to Mortgagor.

~ In the event this mortgage shall become in default under
~ any prc.visions contained herein for more than thirty (30) ~

days after written notice thereof has been provided by
Mortgagee to Mortgagor, Mortgagee shall have the right
" to have a receiver appointed to assure that Mortgagee
will from that point thereafter be entitled to receive
the net proceeds of the sale of all fruit harvested from
~ the groves on the encumbered property, to cure the de-
