If foreclosure proceedings should be instituted against the mortgaged property upon any other lien or claim, whether alleged to be superior or junior to the lien of thia tnortgage, the Mortgagee, at its option, immediately or thereafter, may declat~e this mort- gage and the entire indebtedness secured hereby due and payable forthwith and at its option may proceed to foreclose this mortgage. 10. That in the event all or any portion of the mortgaged property shal! be taken or damaged through condemnation, the Mortgagee shall have the right to demand that all damages awarded for the taking of or damage to the premises shall be paid to the Mort- gagee, up to the amount then unpaid on this mortgage and the obligadon secured, and may be applied upon the payments last payable under this mortgage and the ob4gation secured. 11. If a conveyance should be made by the Mortgago~of the mortgaged property, or any part thereof, without the written consent of the Mortgagee, and without assumption in regular form of law by the grantee of the obligadon to the Mortgagee created by said promissory note and this mortgage, then, and in that event, and at the option of the Mort- gagee; and without notice, all sums of money secured hereby shall unmediately and con- currently with such conveyance become due and payable and in default.
