11. The parties hereto do agree that any
default by the Mortgagor with respect to any encumbrance or
encumbrances prior in dignity to this mortgage shall be and is a
default in this mortgage and that a default in such prior encum-
brance shall constitute a default in this mortgage and the
Mortgagee shall not be required to qive any notice
or make any demand upon the Mortgagor in order to
declare such default and to secure his remedies hereunder; '
