It is understood and agreed that SMA may at any time. vithout notice to any person, grant to the Mortgagor any indulg~ncee or forbearance. or any extension of time for the paydent of aay indebtedne9• secured hereby, or a11oW any change or changee. substitution or subatitutiono of any of the property described in this mortgagQ or any other collateral ~rhich nay be held by SMA vithout in any manner affecting the liability of the Iiortgagor, any andoraers of the indebted- ness hereby secured or any other person for the paysent of said indebtedness, together vith interest and any other aums which may be due and payable to SMA , and also without in any manner affecting or impairin; the lien of this Mortgage and it is also understood and agreed that SI"~? may at any time, vithout notice to any person, release any portion of the property described in this Mortgage - or any other collateral, or any portion of any other collateral which may be held as security for the payuent of the indebtedness hereby aecured. either with or without any consideration for such release or releases, without in any manner affecting the liability of the Mortgagor, all endoraers, if any, and all other persons who are or shall be liable for the payment of said indebtedness, and vithout affecting, disturbing or impairing in any manner whatsoever the validity and priority of the lien of this Mortgage for the full amount of the indebtedness r anaining unpaid~ together with all interest and advances which shall oecome payable, upon the entire re~nainder of the mortgaged property which is unreleased, and without in any manner affecting or impairing to any entent whatsoever any and all other collateral security which may be held by SMA• It is distinctly understood and agreed by the Mortgagor and SMA that any release or releases may be made by SMA without the consent or approval of any other person or persons whomsoever. 28. In the event this I~f~ortgage is a construction mor[gage, each of the terms, covenants and conditions of the construction loan agreanent executed in connection vith the e~cecution of this Mortgage are incorporated herein as if said construction loan agreement vere repeated herein in extenso. 29. Nortgagor covenants and agrees that he will deliver to the Mortgagee every five years hereafter an inspection certificate that the captioneci premises is free from termites. 30. In the event this is a mor[gage on an apartment in a condominium together vith appurtenances thereto, the failure of the mortgagor to pay any assessments required to be paid pursuant to the Declaration of Condominium or to otherwise comply with any of the terms, covenants or conditions of said Declaration of ~ Condominium shall constitute a default under this mortgage and the mortgagee may, i at its option, itmnediately or thereafter declare the indebtedness sECUred hereby ! due and payable. ; 31.
