DECLAR,ATION OF RESTRICTIONS i
COVERING GROVE, A SUBDNISION
OF ST. LUCIE COUNTY, FLORIDA.
ACCORDING TO THE PLAT THEREOF
AS RECORDED IN PLAT BOOK 16
AT PAGE 33 OF THE PUBLIC
RECORDS OF ST. LUCTE C4UNTY,
FLORIDA:
JACK SCOTT and GR~CE ANN SCOTT, his wife, the owners of all the
real property now duly platted as Grove Subdivision, in Plat Book
16 , paqe 33 , of the public records of St . Lucie County,
Flori a, hereby mace t e following protective covenants and restrictions
covering all of the lots constituting said Subdivision:
A. USE RESTRICTIONS: No lot or lots in Grove Subdivision shall
be used for other than single family residence purposes; there shall not
exist on any lot, at any time, more than one residence; no temporary
residence or out-buildings of any sort shall be constructed except
out-buildings in connection with pools, tennis courts, or other recre-
ational facilities, provided same are used solely by members of the
family occupying the premises, and legitimate guests. Nothing con-
tained herein shall be construed to allow rental of the out-buildings.
Any out structures constructed hereunder shall be permanent structures
and in harmony with the main structure and other structures in the
ne ighborhood. No garage or car porte shall be constructed except
as an integral part of the residence it is intended to s~ ve or be
connected to the residence by roof.
B. SET-BACK LINES: No building or any part thereof, except roof
overhang, shall be erected nearer than thirty (30) feet to the front
line of a lot, or nearer than thirty (30) feet from the back line, or
nearer than fifteen (15) feet from the side lines, or nearer than
thirty {30)feet from a property line fronting on a street.
C. MINIMUM SIZE OF RESIDENCE: No residence may be erected with
floor area, exclusive of garages, porte-cochres, porches, and terraces,
and also exclusive of open or screened porches, of less than fifteen
hundred (1500) square feet.
D. NUISANCES: Nothing shall be done or suffered to be done
or permitted-to exist on any lot which may be or become an annoyance,
` blight, eye-sore or nuisance to the neighborhood. No noxious or
` offensive activity shall be carried on upon any lot.

~ E. LIVESTOCK AND pOULTRY: No animals, livestock or poultry of
: any kind shall be raised, bred or kept on any lot, except that dogs,
; cats or household pets may be kept, provided that they are not kept,
; bred, or maintained for any commercial purpose.
F. PROI3IBITION: No sign of any character, including but not
` limited to "for sale" or "for rent" signs, shall be erected, displayed
or maintained on any of the land or on any of the structures in this
subdivision, unless the erection and maintenance of such sign be first
approved in writing by the subdivider. No derrick, boom or drilling
~ apparatus, billboard, poster or other advertising sign or devise,
