shall be constructed or operated on any of the lots or land in this sub-
division. No weeds, underbrush or other unsightly growths shall be
permitted to grow or remain upon the lands of this subdivision, and no
refuse pile or unsightly objects shall be allowed to be placed or
suffered to remain anywhere thereon; and in the event that the owner
shall fail or refuse to keep the lands free of weeds, underbrush or
refuse piles or other unsightly growths or objects, then the subdivider
may e nter upon said lands and remove the same at the expense of the
owner, and such entry shall not be deemed a trespass.
G. NO TEMPORARY BUILDINGS: No tents, trai~lers, mobile homes, and
no other temporary or accessory building or structure shall be erected
on any of the lots in Grove Subdivision except as set out in Clause A
herein. Recreational vehicles (campers~ may be parked so long as same
are not used as a residence.
H. BUILDING SITES: A residential site may consist of one or more
lots. All of one lot and part of another or contiguous parts of more
than one lot, or any other combination of contiguous parts of lots,
will form an integral unit of land suitable for use as a site for a
residence provided it extends from the street serving it to the rear
boundary. No lot may be subdivided so as to allow for the construction
of more than one single-family residence except in the case that such
subdivision will result in lots of more than one (1) ~cre net in area
and a minimum of one hundred fifty (150) feet on any property line.
For all purposes of this instre~-:~ent and all the restrictions herein
contained, the unit of land so formed for use as a residential site
shall be considered to be a lot to the same extent as though it has been
laid out and platted as one.
I. ADDITIONAL RESTRICTIONS: The said subdivider may include in
any contract, agreement for deed or deed hereafter made, any additional
conditions, restrictians and covenants not inconsistent with those
herein contained.
J. RESTRICTIONS UNIFORM: The foregoing restrictions are hereby
incorporated y reference in all deeds or other instruments of con-
veyance which the subdivider may execute and deliver, conveying land
in this subdivision, whether or not specific mention of the restrictions
is made in any such deeds or other instruments of conveyance. The
owner or occupant of each and every lot or parcel of land in this sub-
division by acceptance of title thereto or by taking possession thereof,
; covenants and agrees for himself, his heirs, executors, administrators,
successors and assigns, that he will comply with and abide by each of
; the restrictions contained in this Declaration of Restrictions, and
that he will exert his bestefforts to keep and maintain the land in
` this subdivision as an area of high standards.

K. REMEDIES FOR VIOI,ATIONS: In the event of a violation or
breach of any of t ese restrictions by any person or concern claiming
by, through or under the subdivider, or by virtue of any judicial pro-
~ ceedings, the subdivider and the lot owners, or any of them jointly
or severally, shall have the right to proceed atl~w or in equity to
a compel a compliance with the terms hereof or to prevent the violation
or breach of any of them, and to recover damages. In addition to the
foregoing right, the subdivider shall have the right whenever there
shall have been built on any lot in the subdivision, any structure which
is in violation of these restrictions to enter upon the property where
such violation exists and summarily abate or remove the same at the
` expense of the owner, and such entry and abatement or removal sha11 not
