This agreement, made this day of January, 1973,
between CLAUDE H. COMBS and LOUISE L. C~iBS, his wife, herein-
after called "FIRST PARTIES" and HERBERT L. PLYMPTON, SR. and
JEANETTE O. PLYMPTON, his wife, 314 North 23rd Strsct, Fort Pi~rce,
Florida, hereinafter called "SECOND PARTIES",
W I T N E S S E T H:

Z'hat if Second Parties shall first make the payments and
perform the covenants hereinafter mentioned on their .part to be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from all encum-
brances, by a good and sufficient warranty deed, the following

All of Lot 9, the North 12.5 feet of Lot 10, and
the West 5 feet of abandoned alley adjoining the said
Lot 9 and North ~ of Lot 10 on the East, all in Block
3, of ALAMANDA VISTA, as per plat thereof on file in
; Plat Book 5, page 49, public records of St. Lucie -
County, Florida. ~

# Second Parties hereby covenant and agree to pay First Parties the

; sum of FOURTEEN THa(1SAND DOLLARS ($14, 000.00) with interest at

~ the rate of 1096 per annum as follows:

~ $1,000.00 on or before the signing of this agree-
~ ment, receipt whereof is hereby acknowledged;

k $125.00 per month beginning the lst day of February,
1973, and $125.00 on the lst day of each month
~ thereafter until the whole be fully paid;

Each installment shall first be applied on the pay-

r; E:~ ment of interest, taxes and insurance and then on
the unpaid balance of the principal sum. The

_ r monthly installments will remain at $125.00 per
3'~ month unless taxes or insurance cause the payments
to fluctuate upward or downward from their present
level, and both parties hereto agree that if such
fluctuation occurs, the monthly payments will be
= adjusted accordingly. Furthermore, if payments are
not received by the 7th of the month when due, a
