12. That, in order more fully to protect the security of this mort-
gage, the mortgagor, together with, and in addition to. the monthly payments
under the terms of the note secured hereby, on the first day of each month

made , will pay to the mortgagee the following sums:
(a) A sum equal to the premiums that will next ~~come due and pay-
able on policies of fire and other hazard insurance covering the mortgaged
property, plus taxes and assessments next due on the mortgaged property (all
is estimated by the mortgagee) less all sums already paid therefor divided ~y
the number of months to elapse before one month prior to the date when such
premiums, taxes and assessments will beconze due.
(b) All payments mentioned in the preceding s~ibsection af this para-
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate amount thereof shall ue paid oy the mortgagor
each rnonth in a single payment due upon the ~irsi of each and et•ery month
hereinafter
Any deficiency_in the amount of such aggregate monthty payment shall, unless
made good by the mortgagor within thirty {30j days next after the same becomes
due and payable , constitute an e~•ent of default under this morigage.
13. If, howe~~er, the monthly payments made by the mortgagor under
(a) of paragraph 1Z preceding shall not be suEficient to pay taxes and assess-
ments and insurance premiums , as the case may be , when the same shall
become due and payable, then the mortgagor shal! pay to the mortgagee any
amount necessary to make up the deficiency, on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
