NINTM: The Mo~tgagor hereby waives all rights of homestead and exemption granted by the Constitution and laws of
Florido. It is specificolly agreed thot time is of the essence in this confroct and thot no woive~ by the Mortgagee of any obligation
hereunder or of the obligotion secured hereby sholl ot ony time thereofter be held to be a woiver of the terms hereof or of the
obligation secured hereby.
TENTH: Upon any sole, ?ransfer or conveyante of fhe propeHy herein dexribed and tovered by this mortgage to a~y
person, firm or corporation, not previously approved in wrifing by the holder of this mor~goge, fhe Morfgagee or holder shall have
the right to accelerote the moturity of this mortgoge as though it were due and payobte on the day of such transfer ond to demond
poyment in full of the said mortgage emount or any unpoid balarxe thereof, ond to exercise all the rights and remedies herein or
by low reserved to said MoNgagee the same os in any event of defauit hereunder, onything the pramissory note secured
hereby or herein to fhe conf~ary nofhwiMsfonding.
REVENTH: If foreclosure proteedings of eny second mortgoge or second trust deed or any junior lien of any kind should
be instituted, the Mortgagee may, ot its option immediotely or ihereafter declare this mortgage and the indebtedness secured
hereby due and payable.
TWRFThi: That i~ the event the premises hereby inortgoged, or any part thereof, shall be condemned and taken for public
use under the power of eminent domain, the Mortgagee shall have the right ~o demand that oll damoges awarded for the taking
of or damages to said premises shall be poid to the Mortgagee, up to the amount then unpoid on this mortgage and the obligotion
secured hereby and moy be applied upon the poyments last poyable under this mortgage and the obligation secured hereby.
THIRTEENTH: Thot installments, poyable under the terms hereof and the note secured hereby, not paid when due, sholl be
subject, ofter fifteen (15) days from fhe due date thereof, to, and it is agreed Mortgagee shall tollect thereon and therewith, a
"late charge" in the amount of four per cent (4~) of the installment due upon each such delinquent installment, ond such "late
charges" are secured by the lien hereof.
FOURTEENTH: Without impoiring the obligatiau of Mortgagor tontained in paragrophs SECOND, THIRD and fOURTH
hereof, and for applitateon to the purposes fhereof insofar as ihe same shall be sufficient, Mortgagor shall, in addition fo the
monthly poyments of principol and interest as stated in the original note (and in the note or notes secured hereby) provided to be
made, pay a monthly sum and amount equal to one-twelfth (1!12) of the estimated annual taxes, assessmenis ond insurance
~ premiums upon the real estate security, as the amount fhereof is determined from time to time by the Mo?tgagee.

FIFTEENTN: Thaf the Mortgagor shall furnish annually, at fhe request of ihe Mortgogee, finan:ial stafemenfs in form and
certified in a manner sotisfactory to the Mortgagee.

` SIXTEENTH: This mortgage alzo secures any and all renewals and extensions of the promissory note referred to herein and
