9. If a conveyance should be made by the modgagors of the premises herein described, or anypart thereof~ without

t ions, agreements, conditions and covenants of s.1id promissory note and this deed, or either, and every such payment shall bear ~
interest from date at the rate stated in the note secured hereby.
15. That he ~vill permit, commit, or suffer no waste, impairment, or cieterioration of said property ar any part thereof; ~
.~nd in the event of the failur~e of the Mort~agors to keep the buitdings on said premises and those to be erected on said premises,
~,r impro~~ements thereon in good repair, the Association may make and pay for such repairs as in its disczction it may deem
necessary for the proper preservation thereof, and the full amount of such payments shall be secured by the lien oE tE~is mortgage ;
and shall at the option of the Associatioa be immediately due and payable, or payable in su~~s monthly installments as the A.uocia- ~
t;on may determine, and every svch payment shall bear interest from date at the rate stated in the note secured hereby,
16. That if the Association and the ~fortgagors agree, the biortgagors will carry a policy or policies of insurance upon ~
thcir lives in an a~unt equal from time to time to the.amount of indebtedness hereby secured~ making said Association benefi- ~
ciarv ihereunder, and that the said Association may pay the premiums for such insurance (in the event the l~fortgagors do not), ~

17. That in the event that this mortgage be given to secure a construciion loan, failure on the part of the \torigagors or #
their contractors to complete said building in accardance with Construction Loan Agreement, of even date herewith, or to build -
:aid construction in acrordance ~vith plans and specifications filed with the Association, shal! rnnsiitute a breach of this mortgage, ~

18. That the aUstract or abstracts of title covering the mortgaged property shall at all times, during the life of this mort- _

19. The Association shall have the right, in its discretion, to require that the :1lortgagors pay into the Association in addi-
tion to the monthly installments of principal and interest to be paid by the ~iortgagors under the note secured by this mortgage, ~
