To permit, commit, or suffer no waste, impairment or deterioration of s:~id propert~•, or :tny part thereof, and upon tl~e failura of the mortgagors to keep the buildings on said property in good condition of repair, the Association may demand the immediate repair of said bu;ldings or the immediate repayment of the debt hereby secured, and the failure of the mortgagors t« complv ~vith said demand of the Association for a period of Thirty (30) days, shall constitute a breach of this mortgage, and, at thc option of the Association, immediatelv mature the entire amount of principal and interest hereby secured, and the .-~ssociation, immediately and w~ithout noHce, may institute proceeclin;s to foreclose this mortgage and applv for the apgointtnent ~f a Receiver, as hereinafter provided. 5. This mortgage contract pmvides for addition:?1 advances H~hich may be made at the option of the association. and secured by this mortgage, and it is agreed that in the event oE such advances the a.mount may be addeci to the mortgage debt and shall increase the onpaid balance of the note hereby secured by ihe amount of such advance and shali be a part of said note indeUteclness under all the terms of said note and this contract as fulty as if a new such note and contract were executed < and delivered. An additionat advance agreement may be given and accepted for such advance and provision ma}' be made for ~lifferent monihlv payments and a different interest rate and other express modifications of the contract, but in all other respect~s ~hic rontract shall remain in full force and effect as to said indebtedness, includiag all advances. - 6.
