D. 1973 by BON CHANCE GROVES, INCORPORATED, a Florida corpora- tion, CHESTER B. GRIFFIN, joined by his wife, EI,AINE M. GRIFFIN, and JOSEPH H. NOELKE, joined by his wife, MARGARET J. NOELKE, hereinafter called the Grantor, to ROBERT L. BROWN, JR, and KATHLEEN J. BROWN, his wife, whose post office address is: 903 Delaware Avenue, Fort Pierce, Florida 33450, hereinafter called the Grantee: (Wherever used herein the terms "qrantor" and "grantee" include all the parties to this in- strument and the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations.) WITNESSETH: That the Grantor, for and in consideration of the sum of $10.00, and other valuable considerations, receipt whereof is hereby acknawledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms unto the Grantee, all that certain land situate in St. Lucie County, Florida, to wit: All of the follawing described property lying South of Okeechobee Road (State Road #70) in St. Lucie County, Florida: S 1/2 of the NW 1/4 of SE 1/4 and the N 1/2 of the SW 1/4 of the SE 1/4 and the North 85 feet of the S 1/2 of the SW 1/4 of the SE 1/4, all in Section 29, Tawnship 35 South, Range 39 East, said property being otherwise described as Lots 23, 26 and the North 85 feet of Lot 31, an unnamed subdivision of Section 29, Tawnship 35 South, Range 39 East, as per plat thereof re- corded in Plat Book 3, at page 23, of the public records of St. Lucie County, Florida. EXCEPTING THEREFROM all rights of way for public roads and drainage canals. TOGETHER, with all the tenements, hereditaments, and appurtenances thereto belonging or in anywise appertaining. TO AAVE AND TO HOLD, the same in fee simple forever. , ; ~ AND the Grantor hereby covenants with said Grantee r~ that the Grantor is lawfully seized of said land in fee simple; that the Grantor has good right and lawful authority to sell and convey said land; that the Grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encum- brances, except taxes accruing subsequent to December 31, 1972.
