matured or not, or release such proceeds to the Mortgagor
in Nhole or in part upon conditions satiafactory to the
Mortgagee. Upon any default hereunder all of the Mort-
gagor's right, title and intereat 3n and to all such
palicies are hereby asaigned to the Mortgagee, including
unearned premiums on such policies.
3. The Mortgagor will not cau~e or permit anq
building or improvement upon the mortgaged premises to be
removed, de~ol3shed or structurally altered, in whole or
i~ ~Art; ~r ang fi:ture. or article of personal property .
covered by this mortgage to be removed or destroyed,
without the prior written consent of the Mortgagee. The
Mortgagor wi21 not abandon said premises or cause or
permit any waete to the buildings, improvements, Pixtures
or articlea of personal propertq covered by this mortgage
and will at all times maintain them in a reasonably good
condition, and will comp2y, and cause all occupants of ~
said premises to co~ply, with a lllaws and ordinances re-
lat3ng to the maintenance or uae of said premises and
with all requirements, ordere and notice~ of violation
thereof iaeured by any governmental department. Z'he Mort-
. gagor will pay all licen~e fees and similar municipal
charges for the use of vaulta or other areas now or here-
. after used in connection with said premisea and will not,
unless so required by any governmental agency having
~urisdiction, discontinue such use without the prior

written consent oP the Mortgagee. The Mortgagee may, at
any time, cause a survey to be made ~f said premises by
an appraiser who is a member oF the American Institute of

Appraisers, not employed by the Mortgagee, to determine
