Upon any default hereunder all of the Mort- gagor's right, title and intereat 3n and to all such palicies are hereby asaigned to the Mortgagee, including unearned premiums on such policies. 3. The Mortgagor will not cau~e or permit anq building or improvement upon the mortgaged premises to be removed, de~ol3shed or structurally altered, in whole or i~ ~Art; ~r ang fi:ture. or article of personal property . covered by this mortgage to be removed or destroyed, without the prior written consent of the Mortgagee.
