men~~ and water and ~ewer rents upon the mortgaged prem-
ises and articles of personal property covered by this
mortgage, within 30 daye from the date the same bec~me
due and payable. The Mortgagor will pay any installment~
of any assessments made against said premises for local
improvements within 60 days after notice and demand by
the Mortgagee notWtthstanaing the same may not be due
and p~yable at the time of ~uch notice and demand. The
Mortgagor will exhibit to the Mortgagee within 10 days
after demand receipted bills or sati~factory proofs ~f
all such payments.
6. The Mortgagor within 3 day4 upon request
in person or within 10 days upon request by mail will
furnisb a duly acknowledged written statement setting
forth the amount of the debt ~ecured by this mortgage,
and stating either that no ofP~ets or defenses exist
against the mortgage debt, or, if such off~ets or defenses
are a2leged to exist, the nature thereof.
7. Notice and demand or reque~t may be made in
writing and may be ~erved in person or by mail.
8. The Mortgagor warrants the title to said
premises and to the fixtures andpersonal property covered
by this mortgage.
9. In case of sale under foreclosure, said
premises, including the personal property covered by this
mortgage, may be ~old in one parcel.
10. If the Mortgagor be a corporation, it is

duly organized and presently existing and this mortgage has t
