4. To pernut, commit, or suffer no waste, impairment or deterioration of said propert}~, or any part thereof, and upon
the failuro of the mortgagors to keep the huildings on said property in good condition of repair, the 4ssociation may demand the
immediate relrair of said bu:ldings or the immediate repayment of the debt hereby secured, anJ ihe failure of the mortgagors ~
to comply with said demand of ihe Association for a period of Thirty (30) days, shall constitute a breach of this mortgage,
and, at the option of the Association, immediately mature the entire amount of principal and interest hereby secured, and the !
.4s9ociation, imme~iately and without notice~ may institute proceedin;s to foreclose this mortgage and applv Eor the appointment ~
of a Receiver, as hereinaker provideci. ~
S. This mortgage contract provides for additional advances which may be made at the option of the association and ~
secured by this mortgage, and it is agreed that in the event of such advunces the amount may be added to the mortgage debt
and shall increase ihe unpaid balance of the note hereby secured by the amount oF such advance and shall be a part of said ~
note indebtedness under all the terms of said note and ihis contract as fully as if a new such note and oantract a•ere execnted ~
and delivered, M. additional advance agteement may be given and accepted for such advance and provision may be made for ,
ciifferent monthly payments ~nd a different interest rate and other express modifications of the contract, but in all other respects
ihis contract shaU remain in full force and effect as to said indebtedness, induding all advances.
8. If any of the sums of money herein referred to be not prompdy and full,v paid within Thirty (30) days nezt after ~

eement, conditions, and covenants of said ~
promissory note anJ thu cleed, or either, are not dtily performed, complied with and abided hy, the aggregate sum mentioned ~
in said promissory note and any other amount or amounts added to tbe mortgage indebtedness under the terms of this mortgage
shay Fx~come due and payable forthwith or thereafter at the option of the Association, as fully and rnmpletely as if said aggregate
sum of money was originally stipulated to be paid on such day, anything in said promissory note or herein to the contrary not-
