BOYD BENJAMIN and JUNE F. BENJAM , his Wife, of the City of Miami, County of Dade and State of Florida, hereinafter called "Landlord", of the one part, and FLORIDA POWER ~ LIGHT COI~ANY, a Florida Corporation, hereinafter called "Tenant", of the second part: ; W I T N E S S 8 T H 4 ~ That it is hereby agreed as follows: ~ ~ 1. The Landlord shall grant, and the Tenant shaZl accept, a ~ lease in the substantial, form attached, for that certain property located t in St. Lucie, Florida, as legally described in paragraph 4 of the Agree- ment for Lease. I.andlord shall erect a one (1) story office building on the above described building site containing 6,745 square feet of floor space as measured from the exterior face of the exterior walls. The ;.i' building construction and finishes are to be in accordance with the detailed ~ architectural plans and specifications and have been submitted by Tenant to Landlord and approved by Landlord. Said building is to be completed in accordance with said plans and specifications, and all local, state and federal regulations (Southern Building Code, O.S.H.A., etc.). The annual ~ rental rate will be computed on.the following basis: ~ 1. 13X of the following: contracted construction cost including the structure, finishes, appur- tenance, demolition, and site work as shown and described in the detailed architectnral plans and specificatfons referenced above. _ ~ 2. lOX af the value of the land described in ~ paragraph 4 of this Agreement for Lease. ~ t Upon written request from Ten~nt, Landlord will at anytime during } i - the first fifteen years of this Lease, at its expense, provide the addi- ~ tional space required by the Tenant. In this event, the annual rental will be increased by an amount equal to 13X of the cost of construction, plus ~ # any ad,justments applicable at the time of occupancy of the total cost of construction of said space.
