The said Lease shall be for the term of tWenty (20) years beginning on the
first (lst) day of the manth following the month in which the building has
been completed and accepted by Tenant. Tenant will provide at its expense
all services, utilities, and maintenance other than structural maintenance.
2. The attached Lease and a counterpart thereof shall be executed
by Landlord and Tenant respectively, as soon as practicable after the Tenant's
representative certifies in writing to Landlord and Tenant that the building

has been completed in substantial compliance with the plans and specifications
agreed upon. The Tenant has provided the coinstruction documents to the
Landlord for approval and the Landlord has approved the same. The Landlord
~
has issued said documents for bid, reviewed the bids, and negotiated the `
construction contract $o that the successful contractor can start the con-
structinn no later than 10 February, 1973. The contractor shall be required
~
to complete all construction and make the building available for occupancy ~

on or before 1 October, 1973. If the contractor shall be delayed in the ~
com letion of his work because of no fault or negligence of the contractor ~

or the Landlord or the Tenant, or by reason of Acts of God, or of the public ~
i enemy, fires, floods, epidemics, quarantine, restrictions, strikes, riots, ~

; civil commotions, or freight embargoes, the period heretofore specified

~ for completion of his work shall be extended by such time as shall be agreed
~ by the Tenant. ~

~ 3. This Agreement and the execution of Lease provided for here- ~

under are each conditioned upon Landlord evidencing satisfactoril~ to Tenant `
prior to the time of execution of such Lease good and marketable or insurable
title to the real property and building. Sub3ect to no easements, liens,
