Landlord shall purchase the property from Tenant for $24,000 within 60 days of the execution of this Agreement for Lease. 5. Landlord shall pay when due any and all real estate taxes and assessment levied or charged against the demised premises. The Tenant. shall pay taxes on the business conducted in or on the demised premises and on the personal property situated in, on, or about the demised premises, including, but not in limitation, state and county and local personal property taxes, and sales, occupational or other excise taxes, all of which shall be paid by Tenant. In the event that the real estate taxes increase or decrease in any year during the term of this Lease after the first year the property is assessed as an improved property, the rental will likewise be increased or decreased by the amount of the difference between the taxes assessed in that year and the taxes assessed in the first year the property is assessed as an improved property. In computing these adjustments the amount of taxes shall reflect the highest allowable discount. Rental adjustment, as provided above, will be paid within ten days after request for payment. 4 Landlord agrees to protest any assessment deemed ~y Tenant to be i excessive and to diligently attempt to effect a~eduction on anq such assess- ~ i ~ ment. Tenant will reimburse Landlord upon demand for any attorneq's fees or ~ • - _ ~ other cost incurred by Landlord in an effort to reduce said taxes for the r ~ demised premises established as-the base of this Agreement. Al1 action and terms thereof taken by the Landlord in behalf of the Tenant shall be done so with the prior approval of the Tenant. ~ ~ 6. Landlord shall procure on or prior to the date of commence- ~ ment of this Lease and maintain continuously during the entire term hereof, ~ fire, windstorm and extended coverage insurance on the premises in a sum ~ ~ ~ equal to the replacement value thereof. Carrier shall be a nationally _ - accepte3 company licensed to do business in the State of Florida. Tenant ~ shall carry its own contents insurance.
