LUCIE COUNTY or the ~~A~~: OF FI,(3RIDA, - party of the second part, WITNESSETH: That the said parties of the first part, for and in consideration of the sum of One Dollar ($1.00) and other valuable considerations paid by the party of the second part, the receipt whereof is hereby acknowledged, do hereby grant, bargain and sell to the said party of the second part, its successors, and assigns, a right-of-way in St. Lucie County, Florida, described as follows, to-wit: . Beginning at a point 1.32 feet North 0° 59' West of the NW corner of Lot 1, Block C of CORTE2 ESTATES UNIT 1, as per plat thereon on file in Plat Book 11 at page 18 of the public records of St. Lucie County, Florida, said point being the Northeast corner of the dedicated right-of-way for Esplanade West as shown on said plat; THENCE run North 0° 59' West 108.68 feet to a point; THENCE run East 500 feet to a point; THENCE run South 0° 59' East 97.77 feet to the NW corner of the dedicated right-of-way for Esplanade East as shown on said plat; THENCE run - ~ East 60 feet to the NE corner of the dedicated right- t of-way for Esplanade East, which corner is also the NW corner of Lot 11, Block B of CORTEZ ESTATES UNIT 1; THENCE run North 0° 59' West 157.77 feet to a point; THENCE run West 620 feet to a point; THENCE run South 0° 59' East 168.68 feet to the NW corner of the dedicated right-of-way of Esplanade West as shown on said plat, which corner is also the NE corner of Lot 11, Block A of CORTEZ ESTATES UNIT 1; THENCE run East 60 feet to the point of beginning. . {3 i . } t THIS DEED is made for the purpose of giving and granting to the party of the second part, its successors, legal repre- + sentatives and assigns, a right-of-way for public highway and drainage purposes; and the said parties of the first part - t with the exception of the aforesaid Donald S. Kates and Edward r H. Meier, as co-trustee~, hereby fully warrant the title to said land, and will defend the same against the lawful claims of all persons whomsoever; and covenant that said land is free of all encumbrances, except taxes accruing subsequent to December 31, 1971. ; ? ~ THE AFORESAID Donald S.
