Mortgagor fully warrants the title to said land and Nill defend the same against the la ul claims of all
persons r+haesoever, and agrees:
l. To ~aake all payments required by that note and this wortgage promptly when due.
2. To pay all taxes, assessaients, liens and encu~mbrances on that property prwoptly r+hen due.
~ If they are not promptly paid the Mortgagee may pay them Mithout ?raiving the option to foreclose, and such
i pay0ents, Nith interest thereon fran the date of payment at the same rate as specified in that note, shail
` also be secured by this e~ortgage.
4 3. To coa~ait, permit, or suffer no waste, i~airment or deterioration of the ~ortgaged property.

~ 5. If any paynent provided for in that note is not paid Mithin 30 days after ~t becomes dae, or if

principal bala~ce of that note shall ir.:~ediatei~ trecome due at the option of the Mortgagee and ~tortgagee rr.ay

apply on the indebtedness hereby secured.
6. The rents and profits of ihe ~ortgaged property are also hereby mortgaged and if proceedings to

~ of the mortg~ged proF~rty and a~ply those rents and profits to the indebtedness hereby setured, regar~less
