WHEREAS, GENERAL DEVELOPMENT CORPORATION, a Delaware corporation, herein~t'ter
referred to as "GENERAL", authorized to do business in the State of Florida, is the owner oi the .
following described property, situate, lying and being in St. Lucie Count'y, Florida, to-wit: PORT ST.
LUCIE FLORESTA PINES UN[T ONE, a subdivision in St. Lucie County, Florida according to the
plat thereof recorded in Plat Book ~6 , at Pages 3~ thru .~~8 of the Public Records of St.
Lucie Gounty, Elorida,- and
WHEREAS, the property above described is not subject to restrictions and limitations of record;
and
1A%HEREAS, it is now desired by "GENERAL'~, to place restrictions and limitations of record as
to the use of each and every one of the lots, tracts, and parcels located in said subdivision,
NOW THEREFORE, "GENERAL", does hereby declare that each and every one of the numbered
lots are hereby restricted as follows:
1. Residential Lots
All lots in all blocks are single family residence lots, and principal building shall be constru~ ted
or erected on any single family residence lot other than one detached single family dwelling
not to exceed two (2) stories in height. Exterior roof design shall be of either a cement
tile, Barrel tile, Bahama style tile or wood shingle or shake roof material. Other decorative
roof materials must be approved by the committee described in paragraph 3 of these
i restrictions.

E No single family residence lot listed in this paragraph shall be resubdivided into building
~ lots having less than ten thousand (10,000) square feet.

R ~lor shall any principal structure be erected on said lots having an area of less than eight

; hundred (800) syuare feet (living area) for a one-story building; nor less than one thousand
~ (1000) square feet (living area) for more than a onestory building.

~ With respect to all of the foregoing and for the purpose of the covenants set forth in this Declaration

~ of Restrictions, the minimum square footage residence requirements shall be established and construed
~ as being exclusive of carports, garages, screened porches, patios and outside storage areas. Prov~ded,

~ however, that this shaU not be construed to permit any portion of the building such as eaves, steps,

~ open patios and wing-walls,-~tc.. to encroach upon an~ther lot or into or upon any easements.
~ 2. Building Set Back Requirements:
~ On all lots in all blocks, no princi al buildin and/or enclosed swimmin

- on any of said lots nearer than twenty-tive (25) feet to the front lot line, which is the
line abutting the street; nor nearer than twenty-five (25) feet to the rear lot line: nor nearer
~ than ten (10) feet to the side lot lines; nor nearer than fifteen (15 ) feet to the side street
:y line on corner lots. Swimming pools may be erected to within ~fteen (15 ) feet of the rear lot
linc.
