constructed or erected shall be atlowed to become or remain overgrown and/or unsightly.
9. Planting
No hedge or shrub planting which obstructs sight lines at elevations between two (2') and
six (6') feet above the roadways shall be placed or permitted to remain on any corner lot
within the triangular area formed by the strzet property lines and a line connecting them ~
at points twenty-five (25') feet from the intersection of the street tines, or in the case of
a rounded property corner from the intersection of the street property lines extended. The ~

same sight line limitations shall apply on any lot within ten (10' ) feet from the intersection ~

of a street property line with the edge of a driveway or alley pavement. No tree shall
be permitted to remain within the above described limits of intersections unless the foliage
line is maintained at ~or above six (6') feet above roadway intersection elevation to prevent ~
,
obstruction of sight lines.

10. Easements

Easements for the installation and maintenance of public utilities and drainage facilities are '

reserved as noted on the tecorded plat. Within these easements, no structi~re, planting or ~
~
other material shall be placed or permitted to remain which may damage, impair or interfere '
with the installation and maintenance of utilities. The easement area of each lot, tract, i

or parcel and all permitted improvements within said easement area shall be maintained `

continuously by the owner of the lot, tract, or parcel, except for those improvements for ~
i
which a public authority or utility company is responsible. 3

I 1. Wells
No individuat water wells, septic tanks or other individual sewage facility shall be permitted
~ on any lot within the subdivisivn. This provision, however, shall not be construed to prohibit
~ private water wells for irtigation, swimming pools or air conditioning. -

i 12. Term ~
& These covenants and restrictions are to nm with the land and shall be binding upon all
~
~ parties and all persons claiming under them until thirty (30) years from the date of recording
~ has elapsed, at which time said covenants and restrictions shall automatically be extended
~ for successive periods of ten (10) years; provided, however, that notwithstanding the foregoing
~
~ date reference contained in this paragraph, said covenants and restrictions, except paragraph
~ 10 &I1 hereof, may be altered, amended or rescinded in ~vhole or in part at any time
3 by the then fee owner or fee owners appearing of record of a majority of the lots affected
by the respective provisions of these restrictions.

_ In the event of a violation or breach of any of these restrietions by any person or concern
claiming by, through or under "GENERAL", its successors, or assigns, "GENERAL" and
