No nui5ance shall 1ae allowed upon the Condomirium property, nar any use vr practice that is the source of annoyance to residents or wt-~ich interferes with the peacefu? possession and proper use of the property by its residents. All parts ef the Condominium shall be kept in a clean and sanitary condition, and no rubb?s~r,refuse or garb3ge allowed to accumtilate nor any fire hazard allowed to exist. No apart- ment awner shall permit any use of his apartment or mak~ any use of the common elements that,will increa~e the cost of ir?surance upon ±he Condominium Property. 12,6 Lawful use. No immoral, impraper, offensive or unZawFul use sha be made of the Condominium Property nor any gart of it; a:~d all valid laws, zoning ordinances a~d regula- tions of all governmental bodies having jurisdiction,shall be obs~rved. Th~ responsibility of ineeting the requirements of governmental bodies fer maintenance, modification or repair of ~ the Condominium property shall be the same as the responsibili.~y for th~ maintenance an~ ~~pair of thz prcperty concerned. I2.7 Leasin of A artments.
