WITNESSETH that if the parties of the second part shall first make the
paymer~ts and perform the covenants hereinafter rrientioned on their part
to be made an~ performed, the said parties ef the first part, hereby
covenant and agree to convey and assure to the said parties of ~he
second part, their heirs, executors, admir%Strators or assigns, in fee
simple, clear ~f all encumbrances whatever by a good and sufficient
deed to the following describe~ property to-wit:

and said parties of the ~econd part hereby covenant and agree to pay
