12. PERSONAL LICENSE. Concurrent w~th the
closing of this tra;~saction, Optionee shall qive-Optionors -
an irrevocablc: personal license to dock his boat, free of
charge, for life at any dock whi~h may be appurtenant to
subject property. The exact location of said dockage shall
be as agreed upon by Optionee and Optionors.
13. RISK OR LOSS. Optionors assume risk of any
and all loss or damage to the property prior to closing. -
The property shall be conveyed in the same condition as on
the date of this contract, ord~nary wear and tear on1~~
expected.

14. TI1?iE OF THE ESSENCE. Time is of the essence
up to this option. ~
