T'his agreement, made this ~c TIE~ day of February, 1973,
between CLAUDE H. CQMBS and IAUISE L. CG~iBS, his wife, herein-
a_fter called "FIRST PA1tTIES" and SAMMY K. HARRISON, SR. and K.
JUANITA HARRISON, his wife, 2617 South 26th Street, Fort Pierce,
Florida, hereinafter called "SSCOND PARTIES",

W I T N E S S E T H:
That if Secoiid Parties sha21 first make the payments and
perform the cover.ants hereinafter mentioned on their part to be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from 311 encum-
brances, by a good and sufficient warranty deed, the following
described property situate in St. Lucie County, Florida:
Lot 4, Block 5, REVIS~D PLAT OF SOUTH 25TH STREET
SUBDIVISION, according to a plat thereof recorde~-
in Plat Book 11, page 46, of the public records of
St. I,ucie County, Florida.
Second Parties hereby covenant and agree to pay First Parties the
sum of SIXTEEN THOK.*SAND ($16,000.00~ DOLLARS with interest at the
rate of 9g6 per annum as follows :
$1,500.00 on or before the signing of this agrPe-
ment, receipt whereof is hereby acknowledged;
$122.00 per month beginning the lst day of t4iarch,
1973 and $122.U0 on the lst day of each month
thereafter until the whole be fully paid;

Each installment shall first be applied on the pay-
ment of interest, taxes and insurance and then on

the unpaid balance of the principal sum. Z'he
monthly installments wi?l_ remain at $122.00 per
~ month unless taxes or insurance cause the payments
to fluctuate upward or downward from their present

level, and botli parties hereto agree that if such
fluctuation occurs, the monthly payments will be :
adjusted accordingly. Furthermore, if payments are
not received by the 7th of the month :ahen due, a '
penalty charge of $6.10 will be made. In addition,
if payments are not recei.ved by the 15th of the
