incurred or paid by First Parties because of the failure of
Second Parties to Fromptly and fully comply~with all conditions,
covenants and agreements contained herein. In the event Second
Parties fail to pay when due any sums of money payable by virtue
of this agreement within 15 days next after the same becomes due,
or if each and every agreement, stipulation, condition and cove-
nant af this agreement is not ~ully performed, complied with and
abided by, then the entire unpaid balance of this agreement
shall forthwith and thereafter, at the option of First Parties,
_ become due and payable and the estate hereby created in Second

Farties shall cease, terminate and be null and void. Furthermore, ~
this agXeement shall, at the option of First Parties, be forfeited ~
and terminated and Second Parties shall forfeit all payments made r

by them on this agreement, and such payments shall be retained by

First Parties and First Parties shall have thE right to re-enter
and take possession of the premises aforesaid ~,rithout being liable
for any action therefor. T'his agreement shall bind and benefit
the parties hereto, their heirs, executors, administrators and
assigns.
