OF STUART, INC. , a Florida corporation, called "Developer", for itself,
its successors, grantees and assigns.
WHEREIN Develaper makes the follov~~ing declarations:
I. PURPOSE:
This Declaration is to submit the lands described in
this instrument and improvements on such lands to the condominium form
of ownership and use in the manner provided by Chapter ?I1, Florida Stat-
utes, 1~63 (as amended from time to time), hereafter called "the Condo-
minium A ct".
1. 1. 1\ame and Address: The name by which this
condominium is to be identified is BEACH CLUB COLONY CONDO~IINIUM
APART~r1ENTS, CO~DOA~IINIUiVi BUILDING "A", a Condominium, and its
address is 100 North Las Olas Drive, Stuart, Florida.
j 1. 2. The Land: 1'he land owned b3 Developer which
by thi~ instrument is submitted to the condoniinium form of o~vnership, is the
following described la nds lying in St. Lucie County, Florida, to wit: (a ) the
~ lands more particularly described in Exhibit "A", (b) an undivided one-sixth
(1 /6) interest in the Condominium Boat Dock Area, as more particularly des-
cribed in Exhibit "B" (suUject to the provisions of Paragraph Zj hereof), and
(c) an undivided one-sixth (1/6l interest in the area designated as "Channel
Easement No. 1"as more particularly described in Exhibit "C" (subject to the
easement itself, as hereinafter more particularly reserved), which said Ex--
hibits "A", "B", and "C" Gre attached hereto and made a part hereof, and
~rhich lands are collectively called "the land".
II. DEFiNITIONS:
The terms u5ed in this Declaration and in its exhibits
~ shall have the meanings stated in the Condominium Act (Section 711.03, Flor-
ida Statutes, 1963, as amended from time to time) and as follows unless the
context other~vise requires:
