~I. tiSE RESTRICTIONS:
The use of the condominium property shall be in accordance
~cith the follo~ving provisions as long as the condominium exists and the apartment
building in iiseful condition exists upon the land.
11. 1. Apartments: Each of the apartments shall be oc-
cupied only by a family, its servants and gu~sts, as a residence and for no
otlier purpose. EYCept as reserved to Developer, no apartment may be divided
or subdivided into a sr.~aller unit, nor any portion sold or othcrwise transferred,
without first amending this Declaration to sho~v the changes in the apartments to
be affected. ~ ~
lI. 2. Comn~~n Elements:_ The common elements shall
be used only for the purposes for which they are intended in the furnishing of
services and facilities for the enjoyment of the apartments.
11.3. Nuisances: No nuisances shall be allowed upon
the condominium property, nor any use or practice that i~ the source of annoy-
ance to residents or which interferes with the peaceful possession and proper
use of the condominium property by its residents. All parts of the condominium
shall be kept in a clean and sanitary condition, and no rubbish, refuse or garbage
allozved to accumulate nor any fire hazard allowed to exist. No apartment owner
shall permit any use of his apartment or make any use of the common elements
~vhich will increase the cost of insurance upon the ~ondominium property.
11.4. La~vful Use: No immoral, improper, offensive or
unla~vful use shall be made of the condominium property nor any part of it; and
all valid laws, zoning ordinances and regulatiQns of all governmental bodies hav-
ing jurisdiction shall be observed. The responsibility of ineeting the requirements
~ of governmental bodies for maintenance, modification or repair of the condominium
property shall be the same as the responsibility for the ~aintenance and repair of
II the property concerned. ,

11.5. Pets: No animals, reptiles, amphibians or pets of
any nature and description shall be raised, bred or kept in any apartment, or in
or upon the common elements (except for birds and fish raised and kept entirely
within the apartment); provided, however, that each apartment owner shall be
entitled to keep one dog and one cat, or another domestic animal, when kept wholly
~vithin the control of its o~vner at all times in his apartment and on leash and curbed
when out of his apartment.
11.6. Signs: No "For Sale" or "For Rent" signs or other
displays or advertising shall be maintained or permitted on any part of the cam-
mon elements or the apartmeut. The right is reserved to the Developer to place
"For Sale" oi• "For Rent" signs in connection ~vith any unsold or unoccupied apart-
rnents he maS~ from time to time o~vn. The same right is reser~•ed to any institu-
~ tional first mortgagee or ~~vner or holder of a: mortgage origina113~ given to an in-
~ stitutional first mortgagee ~vhich may become the owner of an apartment and to
the Association as to anj- apartment ~vr.ich it may own.
11. Exterior Appearance: l~o clothes, sheets, blankets,
laundry of any kind, or other articles sh311 be hung out or exposed from an}~ apart--
ment, or on or upon the common elements. The common elements shall be kept
free and clear of rubbish, debris and other unsightly material.
