4. To permit, commit, or suffer no waste, impa'vment or deterioration of said propert3•, or :iny part thereof, and upon
the failuro of the mortgagors to keep the buildings on said property in good condition of repair, the Association may demand t6e
immediate repair of said bu;ldings or the immediate repayment of the debt hereby secured, and the failure of the martpagors -
to comply ~vith said demanc! of the Association for a period of 'Thirty (30) days, sha11 canstih~te a breach of this mortgage,
and, at thc option of the Association, immediatel,y mature the entire amount of principal and interest herebv secwed, and the
.-1ss~xiation, immediately and without notice, may institute proceedinas to foreclose this mort~age and apph~ for the appointment
~f a Receiver, as here:naker provided.
5. This mortgage contract provides Eor additional advances k•hich m:?y be made at the option of the association aad
secured by this mortgage, and it is agreed that in the eveat of such advances the a.-nount may he added to the mortgage debt
:,nd shall inerease the unpaid balance of the note hereby secured by the amount of such advance and shall be a part of said
note indebtedness under all the terms of said note and this contract as fuily as if a new such note and contract ~cere executed
:~nd delivered. An additional advance agreement may be given and accepted for such advance and provision may be made for
