hereinafter called the grantee: 20005
WITkESSETH: 7hat the grantor, for and in consiaeration of the
sum of s10.00 and other valuable consideration, receipt whereof is
hereby ack~owledged, hereby grants, bargains, sells, aliens, remises,
releases, conveys and confirms unto Lhe grantee, all that certain
land situate in St. Lucie County, Florida, viz:

for Kings Highway and Canal, all in St.
Lucie County, fiorida
Grantor to retafn the i972-73 grapefruit crop and access for
picking said fruit.
Subject to easements for pualic utilities which may be of
record and subject to restrictions and limitations of record.

thereto belonging or in anywise appertaining.
TO HAVE AtiD TO NOLQ, the,same in fee simple forever.
AND the grantor hereby covenants with said grantee that the
grantor is la~?fu~ty seized of said land in fee simple; that the
grantor has good right and lawful authority to seel and convey
said land; that the grantor hereby fully warrants the titie to
said land and wi11 defend the same against the iarrful claims of
ai1 persons whomsoever; and tiiat said lan~ is free of all emcum-
brances, except taxes accruing subsequent to December 31, 1972,
