TO HAV$ AND TO HOI.D the same for the term of fivs (5) years
from the lst day of Marc:~~ 1973, the said Lessees payi,ng therefor
the annual rate of ten per cent (10%) of the gross income from
the sale of all commodities from the fruit stand and through the
, packing house.
The Lessees hereby guarantee to the Lessors a minimum annua
rent of $10,000.00 payable at the rate of $250.00 a week
beginning March 9, 1973 for a total of 40 payments during each
year of said lease. Said payments to re-commence annually on ~
March 9.
The Lessees shall make an accounting within fifteen (15)
days of the end of each quarter beginning March 1, to determine
whether Lessees' owe to Lessors an additional amount computed
on the Ten per cent (10%j gross payment set out above. .
The said Lessees will be excused from making any payments
of the guarantee payments in case an act of God causes said fruit
stand and packing stand to be closed or in the case of an
embargo on citrus fruit.
The Lessees agree to make no unlawful, improper or

I offensive use of the premises nor to assign this lease or to

; sublet any part of said premises without the consent of the
Lessors which shall not be unreasonably withheld. The Lessees
agree to quit and deliver up said premises at the end of said
term and in as good condition as it now is, except however, that
said Lessees shall not be responsible for the upkeep and repair
~ of the roofs. Further, ~aid Lessees shall maintain the fruit

~ trees in a good and husbandry like manner consistent with
standard husbanc3ry care practiced in St. Lucie and Indian River
