bonafided offer made by a third party to the Lessors. Said
Lessees .must accept said gocd and bona~ided offer by a third
party within fifteen (15) days or lose their right to first refus 1.
The Lessees agree to keep fire and windstorm

insurance on the buildings ~eased to them including the personal
property and agrees to indemnify said Lessors ~or any judgments
or suits brouqht against the Lessors by virtue of the Lessees
activity. In addition thereto the Lessees shall keep a
public liability policy on the business he will aperate, the
amount to be by mutual agreement of the parties.
The Lessees further agree to pay all utility bills
for the use of the building and tYie business leased from the
Lessors.
The Lessors shall be responsible for the ad voloreum

taxes on said property.
~'he Lessees shall be responsible for al.l business
; licenses and all intangible and tangible personal property
f taxes levied against said business.

; The Lessors hereby grant to the Lessees the right
to use the name Thelma Groves in thz operation of said
business. -
It is agreed simultaneous ly with the execution of
this lease that Lessor shall execute a bill of sale to said
Lessee cov~ring certa~n properties now located on said business
including certain vehicles used in s aid business which bill
~ of sale by reference is made a part of this lease and

~ The Lessors hereby agree with the Lessees that
~ they are entitled as a part of the consideration of this lease
