In either such cax Mortgagee or the receiver may al~o take pas~euion of, and for these purposes use. any and all penonal
pmperty contained in the pnmises and used by Mortgagor in the rental or leasing thereof or aay part thereof. The expenx
(including receivers (ees, counscl tea, caats aad ageat's compensation) incurred punuant to the powen herein contained shaQ
be secu~ed hereby. 1?iortgagee shaU (atter payment of all coaq and expensea incurred) apply such rents, iuua and profits mei~ed
~by it on the indebtedness aecured henby in such order as Mortgagee determines. The right to enter and take poasession of said
property, to manage and operate the same. and to coUect the renb, issua and profits therco(, whether by a receiver or otherwisq
shall be cumulative to any ot!?er rig6t or remedr henunder or a[forded by law. and may be exercised concuRently therewith
or independently thueof. Mortgagee shaU be liable to account only [or such nnts, issues and pmtits actually received by Mortgagee.
14. If the indebtedness secured hereby is now or hereatter further secured by chattel mortgaga, pledgs, contracts of
guazanty. assignments of leasa, or other securitia, or it the premisa hereby encumbered consisu o( more than one parcel.
1?tortgagee may at its option exhaust any one or more of said securities and the security heceunder, or such parcels of the security
hereuade~. either concurrently or independrntly, and in such order as it may determine.
15. No delay by Mortgagee in exercising any right or remedy hereunder. or otherwise a((orded by law, shaU operate as a
waiver thereof o~ preclude the exerciu thereof during the continuance of any default hercunder. No wai~•er by Mortgagee of any
default shall constitute a waiver of or coasent to :ubaequent defaults. -
16. Without at(ecting the liability of any person( other thaa any person rdeased pursuant hereto) for payment ot any
indebtedncss secured hereby, and without atfecting the priority or extent of the lirn hereoE upon any property not speciCcally
released punuant hercto, Mortgagce may at any time and from time to time, without notice and without limitation as to any
legal right or prieilege of Mortgaget:
(a) Release any person liable [or papment of any indcbtedness secured hereby.
(b) Fa~tend the time or agree to alter the temu o[ payment o[ any of the indebtedness.
(c) Accept additional security of aay kind.
(d) Release any property securing the indebtedness.
(e) Consent to the cnation of any easement oa or over the premiscs or any covmanu restricting use or occupancy thereot.
17. Any agreement hereafter made by Mongagor and Mortgagee punuant to this mortgage shall be superior to the righu
of the holder of any intervening lien or ~ncumbrance.
18. Mortgagor hereby waives all right of homestead exemption in the property subject to thu mongage.
19- The covenants and agreements henin contained shall bind and the benefiu and advantages shall inure to the rapective
hein, executon, administrators, succe~on and assigns ot the partis hereto. Wberever used, the aingular number shall include
the plural, the plural t6e singular, and the use of anr gender shall be applicable to all genden. All covenants, agreements and
undertakings shall be joint and several. In t6e event additional numbercd covenants are for convenience uuerted in this mortgage
folbwing the legal dauiptioa, such additional covmanu shall be nad and given ef[ect as though following thu rnvenant in
consecutive order.
20. Any deticiency in the amount of sucL aggregate monthly payment shall, unless made good by the Mortgagor prior to
the due date of the aext such payment, wnstitute an event of dcfault under this mortgage. At Mongagee's option, Mortgagor will
pay a"late chargd' not exceed'wg four per cmtum (490) of any installment when paid mon than fifteen (15) days aEter the
due date thereof to mver the extra ezpense mvolv~d in handling delinquent paymrnts, but such "late chuge" shall not be payabk
out of the proceeds of any sale made to satisfy the iadebtednas secured hereby, unlas such ptoceeds are sufGcient to discharge the
entire indebtedness_
