- MAMTENANCE CONSENT AGREEn~IENT
I, (we) pluchaser(s) of Lot 7 , Block 66 River Park, Uni t 7
Subdivisian, according to ihe Plat ihereot, reaorded in Plat Book
12 p~ge 4iA of the Public Records oi St . Luc ie County, Ftorida,
reoognizing the value of my (our) property amd those neighboring properties is dependent upon proper
mainten~ce mid upkeep hereby authorize cmd give my (our) consent to ihe iollowing:
1. Whenever GENERAL DEVII.OPMENT CJRPORATION, its successors or assigns, shall notily {
the undersigned in writ~ng at the address indicated below (or at such other address as may be desig-
nated by ihe undersigned lrom time to time) that the said premises are not in a reasonable state ot
ctppecv~ce ~d repanr eonsistent with ihe general uppeaQance and staie of repair of other properties
within the immediate vicinity, the undersigned agrees to accomplish the required repairs, maintenance,
etc., set iorth in scrid notice within IS days after receipt of same_
2. Ii the undersigned shall fonl or refuse to accomplish the required repairs or maintenance,
eic., within the prescribed rime, GENERAL DEVELOPMENT CORPORA'fION, its sucoessors or assigns,
acting by mid through its duly authorized agents may come upon the premises for the purpose of doing ~
ihe necessary work. Provided, however, that such work shalt be limited to lawn cmd yard mainten~ce t
to prevent ~ overgrown or unkempt appe~cmce, and to painting and minor repairs to the exterior of ~
the bui~ding or buildings, situated on the premises in order to prevent cm unsightly or unsate condition. ~
3: -As to cmy costs or expenses incurred by GENERAL DEVELOPMENT CORPORATION, its suc- ~
cessers or assigns, in brir.qing about ~d accompiishing the work referred to in the noiice, ihe under- ~
signed agrees to make pa~•ment thereot within 10 days atter demand. Provided, however, ihat demcmd
tor pQyment shall not exceed actual costs or expenses incurred. ~
4. In ihe event that the undersigned shall fail or refuse to make payment of the actual costs or ~
expenses incurred, then, cmd in that event only, GENERAL DEVELOFMENT CORPORATION, its suc-
ce~ors or ossigns, may undertal~e oollection of the sum which the andersigned is obligarted to pay
hereunder, together wiih all costs o! collection including a reasonable crttomey's iee. GENERAL
DEVELOPMENT CORPORATTON may, in additicm to oiher remedies prescribed by Florida law, give -
notice that it has acquired a lien agcrinst the subject propeiiy for said cmiount ~d may tile a Notioe ~
of Lien among the Public Records oI the County in which the premises ~e situated. ~
