Mortgagor fully warr.ants the title to said land and will defend the same against the lar~ful claims of all w~
penons Nh~soever, and agrees: ~ ~ ~
1. To aake all paya~ents required by that note and this aartgage promptly when due.
~ 2. To pay all taxes, assessaients. liens and encu~abrances on that property promptly_xhen due.
If they are not promptly paid the Mortgagee may pay thea without Naiving the option to foreclose, and such ~
payAents, ~ith interest thereon fram the date of payment at the same rate as specified in that note, shall~
also be secured by this aartgaqe. .

~ 3. To coawit, permit, or suffer no rraste, i~pairoent ar deterioration of the wortgaged property. ;
~ To pay all expenses reaso~ably incurred by the Hortgagee because of failure of the Mortgagor to
~ cosply Nith the agreeraents in that note or this mortgage, including reasonable attorneys' fees and title
searches. The cost th~reof, Kith interest thereon fran the day of payFient at the same rate as specified
in that note, shall also be secured by this mortgage. •
5. If any payment provided for in that note is not paid Nithin 30 days after it becomes due, or if
any agreement in this r~ortgage other than the agreement to awke the payments is breached, the entire unpaid
principal balance of that note shall ir.n~diately beca~ee due at the option of the Mortgagee and Mortgagee may
foreclose this raortgage irr the manner provided by lax, and have the mortgaged property sold to satisfy or
apply on the indebtedness hereby secured.
6. The rents and profits of the wortgaged property are also hereby aartgaged and if proceedings to
foreclose this rsortgaye shall be instituted, the court na~:ing jurisdiction thereof should appoint a receiver
of the mortgaged property and apply those rents and profits to the indebtedness hereby secured, regardless
of the solvency of the N~ortgagor or the adequacy of t6e security.
