Before me, the underaigned suthority, personally appeared .
WALTER E. DAVIS, who being first duly sworn, deposes and says:
1. That he is Vice President of Abstract and Title
Corporation of Florida with offices at Fort Pierce,
St. Lucie Countq, Florida, and in such capacity
has access to all public records covering properties
in said County.
2. That he supervised the drawing of that certain deed
from John B. Frisbie and Eloise C. Frisbie, his wife,
to Nelson J. Duryea and Fannie M. Duryea,.his wife,
dated March•2, 1973, filed March 13, 1973 in official
Records Book 211, Page 2488.
3. That through clerical error, the description in said
deed was given as
Lot 3, Block 276, Port St. Lucie ~ ;
Section Two, etc.
when, in fact, it should have been
Lot 32, Block 276, etc.
4. That an examination of the Public Records of St. Lucie
County, Florida, reveals that John B. Frisbie and
Eloise C. Frisbie, his wife, never had title to said
'i Lot 3, Block 276, Port St. Lucie, Section Two and
j never had any interest in said Lot 3.
