(bb) If the improveme~f is por6allr or fotolly domaged or deshoyed by Bre or anr other cause, ony monies received as parment for any loss under onr suth insurunce sholl be paid over to the lender, ond sholl be applied, at the option of the lender, either to the pre-poyment of the mortgage note due tender, o?
