Until default in the payment of any of the installments of princi- ~
pal or interest provided for in said Note, or any part thereof, or a breach of ~
any of the covenants or agreements of said Mortqaqe or of this Assign-
ment, said Assignor shall be entitled to collect the rents under said leases,
but not more than one month in advance; but in the event of any such default
or breach, said Assignee may imaeediately collect such rents as they become due
and apply the same, less the costs.and expenses of collection thereof, toward
the payment of any of the indeb~edness secured by said Mortgage then
remaining unpaid.
And said Assiqnor hereby aqrees that so long as the aforesaid in-
bedtedness or any part thereof shall remain unpaid, it will make no other as-
signment, ple3ge or other disposition of said leases, or such rents, nor will '
it make any agreement modifying, altering, amendinq, or cancellinq the same,
without first having obtained the written consent of said Assignee.
~ A demand on said lessees and.tenants by the Assignee herein for

the payment of the rent on any default clai.ms by said assignee shall be suf- ~
ficient warrant to said lessees to make future payment of rent to said Assignee
without the necessity for further consent by said Assignor.
