If they are not proa~tly paid th~ Mortgagee may pay them without waiving the option to foreclose, and such
payments, with interest thereon frua the date of payment at the saeie rate as specified in that note, shall
also be secured by this mortgage. ~
3. To coamit, per~oit, or suffer no waste, iopairment or deterioration of the mortgaged property. ~

To pay all expenses reasonably incurred by the Hortgagee because of failure of the Mortgagor to
co~ly Nith the agreeeents in that no:e or this raortgage, including reasonable attorneys' fees and titTe
searches. The cost thereof, with interest thereon fran the day of payment at the same rate as specified
1n that note, shall also.be secured by this mortgage. .
5. If any pay~aent provided for in that note is not paid Kittiin 30 days after it becaaes due, or if
any agreeraent in this oortgage other than the agreeurent to make the paywents is breached, the entire unpaid
principal balance of that note shall iu~aediately become due at the option of the Hortgagee and Mortgagee may ~
forectose this ~ortgage in the r~anner provided by laM, and have the mortgaged property sold to satisfy or ;
apply on the indebtedness hereDy secured.

foretlose this r~ortgage shall be instituted, the court having jurisdiction thereof should appoint a receiver
