Mortga9or fully v?arrants the title to said land and rill defend the same against the lawful claims of all ~ a
persons xhorasoever, and agrees:
1- To iaake all payments required by that note and this ioortgage pranptly rfien due.
2. To pay all taxes, assessments, liens and enc~brances on that property proaptly M?hen due.
If they are not promptly paid the Mortgagee ~ay pay them without waiving the option to foreclose, and such
payaents, r+ith interest thereon fram the date of payaent at the same rate as spectfied in that note. shall
aiso be secured by this mortgage.
3. To caanit, permit, or suffer no Naste, i~pairoent or deterioration of the rartgaged property.

_ 4. To pay all expenses reasonabty incurred by the Hortgagee because of failure of the ltortgagor to
to~eply with the agreewents in that note or this mortgage, including reasonable attorneys' fees and titie
searches. 7he cost th~reof, aith interest thereon from the day of payment at the same rate as specified
in that note, shall also be secured by this martgage.
S. If any payreent provided for in that note is not paid within 30 days after it becaa~s due, or if
any agreeuient in this raortgage o~her than the agreeQent to make the payments is breached, the-entire unpaid
principal balance of that note shall iGnediately become due at the option of the Hortgagee and Nortgagee may
foreclose this nortgage in tne manner provided by laM, and have the mortgaged property sold to satisfy or
~ apply on the indebtedrtess hereb~ secured.
€ 6. The rents and profits of the isortgaged property are also hereby aqrtgaged and if proceedings to
~ foretlose this r~rtgage shall be instituted, the court having jurisdiction thereof should appoint a receiver
~ of the mortgased prop~rty and apply thos~ r.ents and profits to the indebtedness hereby secured, rpgardless ;
