Mortgagor fully warrants the title to said land and will defend the same against the larrful claims of all
persons whomsoever. and agrees:
1. To wake all payoents required by that note and this oortgage praaptly when due.
2. To pay all taxes, assessments. liens and encwibrances on that property pro~ptly rrhen due.
If they are not proaptly paid the Mortgagee aay pay them rrithout +raiving the option to foreclose, and such
payoents, aith interest thereon fraa the date of payment at the sa~ae rate as specified in that note, shall
also be secured by this aartgage. _
3. To casoit. permit, or suffer no ?raste, i~pairaent or deterioration of the aiortgaged property.
4. To pay all expenses reasonably incurred by the Mortgagee because of failure of the Mortgagor to
caeply r+ith the agreeaents in that note or this mortgage, including reasonabte attorneys'~fees and titie
searches. The cost th~reof, ?rith interest thereon from the day of payment at the same rate as specified
in that note, shall also be secured by this ~aortgage. -
5. If any payment provided for in that note is not paid within 30 days after it becomes due, or if
any agreewent in this wortgage other than the agree~ent to make the pay~r,ents is breached, the entire unpaid
principal balance of that note shall iarediately becoae due at the option of the Fbrtgagee and Hortqagee may
foreclose this raort9age in t6e manner provided by laM, and have the ~ortgaged property sold Lo satisfy or
! apply on the indebtedness hereby sewred.

~ 6. The rents and profits of the a.ortgaged property are also hereby mortgaged and if proceedings to
foreclose this iaortgage shall be instituted, the court having jurisdiction thereof should appoint a receiver ~
~ of the m~rtgaged property and apply those rents and profits to the indebtedness hereby secured, regardless ~
of the solvency of the P,ortgagor or the adequacy of the security.
