Mortgagor fully warrants the title to said land and Mill defend the same against the larrful clai~s of all
persons whaucever, and agrees:
1. To ~ake all payaents required by that note and this wortgage pravptly ?ihen due.
2. To pay all taxes, assessments, liens and encumbrances on that property promptly Mrhen due.
If they are not promptly paid the Mortgagee nay pay them without waiving the option to foreclose, and such
paysents, rrith interest tnereon fran the date of payment at the same rate as specified in that note. shall
also be secured by this mortgage.
3. To camnit, permit, or suffer no waste, iiopairment or deterioration of the portgaged property.
4. To pay all expenses reasonably incurred by the Hortgagee because of failure of the Mortgagor to
eo~ply Nith the agreeu~ents in that note or this mortgage, including reasonable attorneys' fees and title
searches. The cost thereof, Nith interest thereon frao t6e day of payment at the sace rate as spetified
in th3t note. shall also be secured by this mortgage.
5. If any payment provided for in that note is not paid rrithin 30 days after it becanes due, or if
any agreement in this nortga9e other than the agreement to make the paya~~ents is breached, the entire unpaid
principal balance of that note shall ir.;,ediately becane due at the option of the Mortgagee and FSortgagee rswy
foretlose this nortgage in the wanner provided by laN, and have the mortgaged property sold to satisfy or
` apply on the indebtedness hereby secured.
~ 6. The rents and profits of the cortgageA property are also hereby mortgageE and if proceedings to
~ foreclose this iaortgage shall De instituted, the court having jurisdiction thereof should appoint a receiver
~ of the mortgaged propertf and apply those rents and profits to the indebtedness hereby secured, regardless
~ of the solvency of the :~.ort9agor or the adequacy of the security.
