SUBJECT TO that certain lease agreement between grantor and grantee ~ dated January 15, 1971, demising the property conveyed herein. ~ ~ SUBJECT TO that certain-channel easement agreement, recorded in ~ ! Official Record Book 209, at pages 588 through 592, public records ~ of St. Lucie County, Florida. SUBJECT TO and the grantor expressly reserves a perpetual easement over and upon the South SO' and the iVest ~SO' of the above described property for the purpose of preserving to grantor, its successors in interest and assigns, access to grantor's land lying East of the land herein conveyed to the grantee. ~ SUBJECT TO and the grantor expressly reserves a perpetual ease- ment over, upon and through the channel and its w aters situate on the property described above for the purpose of preserving to the grantor, its successors in interest and assigns, free access over said channel and its waters and ingress to and egress from said channel to the Indian River and the Intracoastal Waterway.
