~ " ~~'~a WARRANTY DEED
THIS WARRANTY DEED made and executed the 31st day of
March, 1973, by MARINE SCIENCE CENTER, INC., a corporation existing
under the laws of Florida, and having its principal place of business
at the Marine Science Center, Fort Pierce, Florida, hereinafter called
the grantor, to FLORIDA INSTITUTE OF TECHNOLOGY, with its permanent
post office address at Country Club Road, Melbourne,.Florida• 32901,
hereinafter called the grantee:
WITNESSETH: That the grantor, for and in consideration
of the sum of Ten Dollars (~10.00), receipt whereof is hereby ack-
nowledged, by these presents does grant, bargain, sell, alien, re-
mise, release, convey and confirm unto the grantee, all of that cer-
tain land in St. Lucie County, Florida, viz:
An undivided one eighth (1/8) interest in and to
~ ~ the south 308' of the north 636.6' of the west
300' of the southeast quarter of Section 8_,
Township 34 South, Range 40 East.
SUBJECT TO that certain lease agreement between grantor and grantee
~ dated January 15, 1971, demising the property conveyed herein.

~ SUBJECT TO that certain-channel easement agreement, recorded in
~
! Official Record Book 209, at pages 588 through 592, public records
~ of St. Lucie County, Florida.
SUBJECT TO and the grantor expressly reserves a perpetual easement
over and upon the South SO' and the iVest ~SO' of the above described
property for the purpose of preserving to grantor, its successors in
interest and assigns, access to grantor's land lying East of the land
herein conveyed to the grantee.
~ SUBJECT TO and the grantor expressly reserves a perpetual ease-
ment over, upon and through the channel and its w aters situate on
the property described above for the purpose of preserving to the
grantor, its successors in interest and assigns, free access over
said channel and its waters and ingress to and egress from said
channel to the Indian River and the Intracoastal Waterway.
This conveyance is further subject to easements, restrictions,
