TOGETHER with all tenements, hereditaments, and appur- ~
tenances thereto belonging or in anywise appertaining.

TO HAVE AND TO HOLD the same in fee simple forever.
AND the grantor hereby covenants with said grantee that ~
~it is lawfully seized of said land in fee simple; that it ha[s good
right and lawful authority to sell and convey said land, that it here-
by fully warrants the title to said land and will defend the same
against the lawful claims of all persons whomsoever; and that said
land is free of all encumbrances, except taxes accruing subsequent
to December 31, 1972. ~
This conveyance is subject to the following restrictions,
conditions, covenants and reservations which are specifically im-
posed on the land conveyed above.
1. The real property conveyed herein shall be used
~ exclusively for marine research, scientific and educational pur-
poses and in the event that the real property is not used for said
i purposes, said real property shall revert to the grantor, its
~ successors or assigns, who shall have the right of immediate re- ~
~ .
~ entry upon such real property.
2. No building shall be constructed nearer than 50' to
the bulkhead line of the channel situate on the property herein ~
conveyed.
3. The height of any building constructed on the
property conveyed herein shall not exceed two stories.
; 4. Grantee shall not erect buildings or other appur-

~ tenances on more than SO$ of the available dry land s~ituate on
~ the premises conveyed herein. .
~ 5. The grantee, its successors or assigns, at its
~ sole expense, shall maintain the roadway over the easements described
~
