That, in order more fully to protect the security of this mort- gage. the mortgagor, together with. and in addition to, the monthly payments under the terms of the aote secured hereby, on the first day af each month until the said note is fully paid, and in addition to the provisions hereinbefore made, will pay to the mortgagee the following sums: (aj A sum equal to the premiums that will next become due and pay- able on policies of fire and other hazard insurahce covering the mortgaged property, plus taxes and assessments next due on the n~ortgaged property (ail is estimated by the mortgagee) less all sums already paid therefor divided by the number of months to elapse be£ore one month prior to the date when such premiums, taxes and assessments will become due. (b) All payments mer?tioned in the preceding subsection of this para- graph and all payments to be made under the note secured hereby shall ue added together and the aggregate amount thereof shall be paid dy the mortgagor each month in a single payment due upon the ~irst of each and e.very month hereinafter Any deficiency in the amount of such aggregate monthly payment shall, unless made good by the mortgagor within thirty (30) days next after the same becomes due and payable, constitute an event of default under this mortgage. 13. If, however, the monthly payments made by the mortgagor under (a) of paragraph 12 preceding shall not be sufficient to pay taxes and assess- ments and insurance premiums, as the case may be, when the same shall become due and payable, then the mortgagor sha11 pay to the mortgagee any amount necessary to make up the deficiency, on or before the date when payment of such taxes, assessments or insurance premiums shall be due.
